How will you advertise my property?

We will market your property nationally on over 150 property websites including the major portals such as Rightmove, Zoopla, Globrix, Prime Location, Find a Property amongst many, many more. I want to sell quickly- Why should I use Sell Simple Estate Agency as opposed to a cash buying company?

We will achieve you a greater price and often in a similar or quicker time frame. The cash buying industry are often not able to help the majority of people in the sale of their properties due to the strict margins that they work to in order to make the purchase worth-while. For a company to directly purchase a property you can often expect up to half of the property’s value, any more it is likely that the company in question would simply source you a third party buyer. Do you follow a code of practice?

We have agreed to follow The Property Ombudsman Service (TPOS) for Residential Estate Agents. Estate agents signing up to this Code of Practice are required to provide additional consumer protection that goes beyond that required by the law. They can be recognised by the joint TPOS approved code logos which they display.

The Property Ombudsman Scheme for Estate Agents provides a free, fair and independent service for dealing with unresolved disputes between sales and lettings agents who have joined the TPOS and consumers who are actual or potential Buyers or Sellers, or landlords or tenants, of residential property in the UK. The Ombudsman is a member of the British and Irish Ombudsman Association and follows the standards and rules of the Association. The Ombudsman is totally independent of agents and reports directly to the Property Ombudsman Council which has a majority of non-industry members. We are also fully regulated  by the Office of fair Trading and take our Corporate Social Responsibilities (CSR) extremely seriously.

What happens when somebody wants to view my property?

All viewings come through the Sell Simple Estate Agency head office. We then screen each buyer and qualify their position on the market prior to the viewing taking place. We will then agree a mutually beneficial date and time for the viewing to go ahead. Following the viewing we will contact the perspective buyer for feedback and update you the very same day.

Who handles offers on my property?

We will obtain all offers from buyers and confirm these with you over the telephone and in writing. Our team of trained negotiators are experts in this field and will handle all negotiations acting in your best interests until we agree a figure acceptable to you.

What is the process after a sale is agreed?

We will instruct solicitors for you and for your buyer. We will manage the process and ensure that matters are progressing efficiently and in the best time frame.

BUYER

I have a property that I need to sell before buying on, am I able to view?

Needless to say any seller would require a buyer to be ready to proceed in order for the sale to progress. Our sellers are looking for a swift sale, and completion therefore your property would need to be, at minimum under offer.  Some vendors will be flexible in the right circumstances, please contact us to discuss the property of interest and your circumstances. To purchase a property what timescales would I need to adhere too?

Typically, our vendors would be looking for a completion between 4-6 weeks.

I am a first time buyer, where do I start?

Don’t worry, we are here to help every step of the way. We do provide free and impartial advice and can even assist in securing you a mortgage (should you have not reached this stage yet). If you purchase one of our properties we will be sure to keep you updated and informed every step of the way until the sale completes and you are in your new home!
